On a modelled $12,000 commission:
- Agent keeps
- $9,000 · 75%
- REAL company split
- $1,800 · 15%
- The Blue Sky Group partnership
- $1,200 · 10%
Agent + Recruiter
Before the REAL cap: $260 transaction fee + $40 CBR = $300. After the REAL cap: $375 transaction fee + $40 CBR + $185 Transaction Coordination Fee (TC) = $600.
The recruiter model uses the fixed $8,500 Blue Sky Group Plan cap: $7,500 is the REAL company cap and $1,000 is the Blue Sky Group cap component. Attraction income remains based on eligible GCI paid toward REAL’s $7,500 company cap.
Enter the agent’s desired annual net income to estimate the personal transactions and gross commission required—without attraction or recruiter income.
This first-year estimate deducts the $249 joining fee, REAL company split and cap, the Blue Sky Group partnership contribution, applicable transaction fees, the post-cap Transaction Coordination Fee (TC), the $1,200 anniversary-year brokerage fee, and $40 CBR per transaction. It excludes attraction income, taxes, and personal business expenses.
A clear 75/25 starting structure built around an $8,500 total plan cap: $7,500 to the REAL company cap plus a $1,000 Blue Sky Group cap component funded through the team partnership structure. After the cap is achieved, the split becomes 90/10, with the ongoing partnership supporting mentorship, transition guidance, growth planning, and team resources.

On the same modelled commission, before transaction charges:
One-time sign-up fee for each agent.
Brokerage and risk management fee, collected as $400 from each of the first three processed transactions—not the first three months.
Compliance and broker review fee. Team allocation follows the configured team settings; dual representation is charged on each side.
The 75/25 structure applies before the REAL cap, with a $260 transaction fee and $40 CBR per transaction.
After the REAL cap, each transaction includes the $375 transaction fee, $40 CBR, and $185 Transaction Coordination Fee (TC).
Personal-deal fee instead of the split to REAL, plus CBR and any unpaid annual brokerage instalment.
No monthly fee is listed in REAL’s current Canada fee overview.
